Dowda Realty offers the combined experience of more then thirty years as residential property managers. Dowda Realty specializes in leasing and managing quality single family rental home, townhomes, condos, and duplexes.

The attached documents make up our "Management Packet". (The above link). Please, find a series of documents and contracts that describe in detail the services offered by Dowda Realty, Inc. The high lighted documents are needed to begin service with Dowda Realty. If you like what you see, and want to proceed to contract, then go to documents entitled:
"Dowda Realty 101" - Please, begin with a description and outline of our varied services and fees.
"Exclusive Right to Lease Contract" - This is a Colorado State Board of Realty required document that specifies the contract arrangements with Dowda Realty and yourself.
"Management Agreement" or "Place Tenant Only Agreement" - This is the actual contract with Dowda Realty.
"Property Set-Up Sheet" - This is vital information regarding the property that you want us manage. One is needed for each property to be managed by Dowda Realty. Please, complete this to the best of your ability. This includes important directives from you regarding pets, security systems, price, maintenance, and appliances.
"Advertising Agreement" - This document is for verification. Dowda Realty wants you to understand how your advertising dollar is being utilized.
"Electronic Funds Transfer Authorization" or EFT Authorization: This allows us to transfer monies directly into the account of your choice.
"IRS, W-9 Form" - This form satisfies the IRS requirement and is required in order to process the annual 1099.
"Lead-Based Paint Disclosure" - Required Federal Disclosure for all property built prior to 1978. States that you are aware of the possibility of lead-based paint on the property and you will disclose this to tenants, and ask that the tenants don’t ingest the paint.
"Consent to Release of Customer Information to a Third Party" - This form allows Colorado Springs Utilities to release information to Dowda Realty. It also allows us full access to account information. Utilities remain in the owners name in care of Dowda Realty. When the property is vacant the utilities remain on and are billed in the owners name to Dowda Realty. The utilities are then paid from the Operating Account.
"Property Owner’s Moving Checklist" – Check list of items that need to be attended to when Dowda Realty is contracted with for property management services.
"Source of Water" – Form declaring the source of water for the property.
"Pet Policy" – Our Standard Pet Policy including age, size, and breed restrictions.
"Move-In Incentive Program" – Optional program. Allows you, the owner, to provide a gift to incoming tenants.
"Property Standards" - Owner information. Standards to maintain quality properties.
"Owners Checklist" - Check list for owners to make sure that no tasks or issues are overlooked.
"It PAYS-TO-STAY" program – Tenant program.
"Sample Lease" – Example of the tenant contract with Dowda Realty.
If you would like, you can request a Rental Comparative Study or a "Comparative Market Analysis" (CMA). This CMA will give you some idea of the rental value of similar properties in your zip code. This service is free and very informative.
